Schuss Property Limited was incorporated in 2007 but I have been involved in property development from my early years as my father, a Chartered Accountant by profession, always had a project underway at home and still does today!

The rules we follow are that we will never stray away from our core area which is South West London and we will research an opportunity to the worst case scanario to ensure that the downside can be covered.

 

We have live information about every property going to auction within the UK and have secured many properties at auction. The anticipated development costs and sale price are entered into the 'number cruncher' and the maximum bid value created - we will never pay a pound more!

 

Having worked in the SW London property market since the early noughties and been developing continiously since 2007 we have a broad network of contacts from estate agencies to property sourcers who enjoy working with us because of quick decisions and cash funding with no surveys.

 

We have the same sub-contractors, architects and planners working with use since our inception - this helps efficiency as we all know each others working methods and prime each other to exploit the maximum.

Third Party Funded Joint Venture Developments

We identify a property to develop and the funding partner pays all the costs to purchase and develop the property and receives a pre-agreed percentage of the increase in value of the property when it is sold plus interest and the initial investment. The property is registered in the name of the third party and a joint venture agreement exists between the third party and Schuss Property Ltd.

 

Buy to Let

We source a potential high yielding property needing work and modernise the property, furnish it and both let and manage it through our sister comapny. Depending on the type of property and location you can look at a minimum yield of 5% and upto 13% on your income. This maybe jointly owned or wholly owned by the third party.

 

Customised Property Fund

Through our existing portfolios you can buy a % of a property and will receive the same percentage of rental monthly income - this can be from £10,000 upwards. Rather than buying into a generic fund you will actually have percentage ownership of individual properties depending on the mix of property you are after and the return. On sale of the property you also benefit with any value increase to the same percentage.
